Six structural safeguards, written into the governing agreement and overseen under Ontario law, designed to keep founders accountable and every owner protected.
The Property cannot be sold, mortgaged, or encumbered without 70% of all ownership interests voting in favour. Founders hold less than a quarter of the total, so they cannot override the community.
No bank loans. No interest. All construction is funded exclusively through lot sales. Owner payouts are never used to fund construction.
Phase 1 and Phase 2 are kept legally separate under the governing agreement, so early owners are never diluted by those who join later.
The governing agreement is set under Ontario law. Disputes are resolved through binding arbitration in Ontario, and independent legal counsel is recommended for anyone joining.
If any owner chooses to sell, founders and then other owners have the first opportunity to purchase at the offered price before it can go to an outside buyer.
Late fees apply at 2% per month, compounding. Full default triggers at Day 61, with a compulsory buyout of that owner's interest at Day 91, protecting the community from non-payers.

Her work with the land directly informs Luna Mar's regenerative design philosophy, delivering lasting value while preserving the ecosystem that makes the project unique.
A decade-plus of marketing leadership and project management, with a portfolio of businesses built and scaled from the ground up. At Luna Mar she leads brand strategy, digital marketing, content, and owner communications, driving the visibility and demand generation that fill villas and protect occupancy targets. Her expertise spans SEO, paid campaigns, email and social strategy, and direct-to-consumer brand building.
20+ years of hands-on expertise in construction, HVAC, and refrigeration systems. Ryan leads the technical execution of every Luna Mar home, specializing in sustainable building systems and climate-resilient design, each property engineered for efficiency, durability, and long-term operating performance. His involvement removes a common risk in resort development: technical execution. Owners can be confident that what is designed is what gets built.
12+ years as a professional firefighter, bringing critical expertise in emergency response, safety systems, and risk mitigation. Luna Mar is designed with resilience and guest safety as foundational priorities, an increasingly important factor for high-end travelers and the insurance and operational standards that come with premium hospitality. Steve also shapes the adventure and experiential side of Luna Mar, designing guest activities that are unforgettable and operationally sound.
